There are many variables in a tile roof.  For example, a hip has tile pieces cut on either side of it.  It requires labor to cut the hip, and materials that may be considered waste cut from each side.  Then there is the hip trim which goes over the top of the tile with it's peel and seal membrane.  For a valley there are cuts that may be wasted on each side of the valley and the valley metal which overlaps.  Gables require a half tile cut off from every other row.  Then there is a gable trim which goes up over each row.  We also install a metal gable flashing called a soaker flashing under each gable from bottom to top.  Obviously the layout of the roof can make a very big difference in the cost.
That is why we figure each tile roof individually from the print or from your existing roof.  If you are building a new house and plan to put a tile roof on it you should be aware that there is generally a waiting period while the tile is being manufactured.  This can range from 4 to 16 weeks according to how busy the manufacturers are .   Therefore it is wise to be in touch with a roofer as early as you have prints available.
